Business Developer Hainaut

Hectaar builds for people, with people. We are a no-nonsense project developer with a clear ambition: to create affordable and quality new homes and apartments for families, singles, and investors.

Our activities are growing and therefore we want to expand our presence in Hainaut. For this, we are looking for a Business Developer who will help lead our Walloon activities and put the region of Hainaut further on the map.

You will work from our headquarters in Roeselare, but will frequently be on the road in Hainaut. There, you will build a network, look for new opportunities, and maintain contacts with landowners, brokers, municipal governments, and other partners.

This is not a classic commercial role. You will have a broad and entrepreneurial role in which you are involved in the entire cycle of project development: from finding and purchasing land, through project development, to selling the homes.

What can you expect from your job at Hectaar?

As a Business Developer, you are responsible for the further expansion of Hectaar in Hainaut. You combine commercial activities in the field with the necessary analysis, follow-up, and collaboration from our office in Roeselare.

• You actively search for new opportunities and project sites in Hainaut and build a strong network of landowners, brokers, local contacts, and other stakeholders.
• You are regularly on the road to visit owners, discuss opportunities and further expand your network in the region.
• You analyze the development possibilities and feasibility of potential projects.
• You conduct negotiations for the purchase of land and guide the purchasing process.
• You are also responsible for drafting and following up on purchase and sale agreements and ensure that the agreements made are accurately translated into concrete contracts.
• You maintain contacts with municipal governments and other local authorities and build a network within Hainaut.
• You contribute to the development of projects, from the initial concept to a concrete and feasible project.
• You monitor the necessary licensing and development processes in cooperation with internal and external partners.
• You collaborate with architects, engineering firms, project leaders, and other partners to successfully realize projects.
• You are involved in the sale of the completed homes and think along about the positioning and commercial approach of projects.
• You keep track of projects and results in your region and report on this to the headquarters in Roeselare.
• You have the space to identify opportunities yourself, take initiatives, and further develop Hectaar in Hainaut.

What does Hectaar expect from you?

• You are French-speaking and have an excellent knowledge of Dutch.
• You have a strong commercial and entrepreneurial spirit and see opportunities where others might not yet see them.
• You have an affinity with real estate, construction, and project development.
• Experience in real estate, project development, sales, purchasing, or a similar commercial role is a strong asset.
• You are strong in negotiation and know how to reach agreements in a correct and convincing manner.
• You have strong communication skills and feel comfortable in contacts with both private individuals and professional partners and governments.
• You are independent, proactive, and result-oriented, but also enjoy working with a team.
• You are analytical enough to assess the feasibility and profitability of a project.
• You find it natural to work from Roeselare and regularly drive to Hainaut to make contacts, make appointments, and follow up on opportunities.
• You are willing to actively develop your region and have the necessary flexibility to further expand your network and market knowledge.
