What does 'turnkey' mean?
What does 'turnkey' mean?
"‘Turnkey’ means that we organize and coordinate the entire construction process for you: from design and permits to structural work, techniques, and finishing. You have one point of contact and do not need to search for contractors or monitor the work yourself. When the house is ready, we hand over the key and you can move in immediately."
What is the difference between a certified and a non-certified contractor?
What is the difference between a certified and a non-certified contractor?
A recognized contractor is officially registered with the government and is required by the Breyne Law to provide 50% of the delivery guarantee with the bank.
A non-recognized contractor (like Hectaar) is obliged to deposit 100% of the delivery guarantee. This provides you as a customer with extra security: the complete finishing of your home is financially protected, even in the exceptional case that the contractor encounters difficulties. At Hectaar, you benefit from the mandatory 100% guarantee providing maximum peace of mind regarding the completion of your home. We are a project developer, not a recognized contractor. This means that we do not have employees on our payroll, but work with fixed partners who each excel in their field.

How much VAT do I pay on a new-build home?
For a new build property, you pay 21% VAT on the construction part. A 6% VAT rate is possible for demolition and reconstruction, provided you meet certain conditions. Yes, in cases of demolition and reconstruction, if it concerns your sole and primary residence, you are domiciled there, and the residence stays within the surface area limitation. A compromise or sales agreement is a legally binding document in which the buyer and seller record their agreement on the purchase. This is signed at our office or online, before the signing of the notarial deed. It includes, among other things, the fixed price and payment terms.

The notarial deed is the official document by which ownership is transferred to the buyer. This takes place at your chosen notary, within 3 months after signing the preliminary agreement.
What is the Breyne Act?
What is the Breyne Act?
The Breyne Act provides you as an individual with strong protection when purchasing a property off-plan. This law establishes clear rules regarding payments, guarantees, and liabilities, allowing you to build or buy with peace of mind.
Specifically, this means for you:
- You pay for the property in installments according to the progress of the work, never all at once in advance.
- The down payment can be a maximum of 5% of the total price.
- You enjoy clear guarantees regarding the completion, costs, and liability of the contractor/developer.
- There are two delivery moments: the provisional and the final delivery.
- For structural defects (such as stability issues), a 10-year liability applies.
- A clear start and end date are included in the agreement. If the end date is not met, you are entitled to compensation for delay.
- As additional protection, Hectaar, as the developer, provides a guarantee at the bank. This gives you certainty that the project can be completed even in the event of potential bankruptcy.

This document contains important information about the property and is mandatory for new construction with multiple contractors. You will receive it with the notarial deed (move-in ready property) or within 6 months after completion (property from plan). Upon sale, you must transfer this to the new owner.

An EPB report demonstrates that your home meets the legal requirements regarding energy, insulation, and ventilation. This is prepared after the work is completed by a certified EPB reporter. This is included as standard in our package.
What is the difference between EPC and EPB?
What is the difference between EPC and EPB?
An EPC stands for Energy Performance Certificate. This document is part of the EPB report and reflects the energy performance of a home with a score (expressed in kWh/m²) and a color code from green to red. The lower the score, the more energy-efficient the home.
In new homes, the EPC score is always in the green zone. Specifically, this usually means a value lower than 100 kWh/m², which guarantees a very energy-efficient home.
An EPB stands for Energy Performance and Indoor Climate. This is a comprehensive report prepared by a certified EPB reporter. It goes beyond just the EPC score and evaluates, among other things:
- the insulation of floors, walls, roofs, and windows,
- the heating and ventilation system,
- the risk of overheating,
- and the overall energy performance of the home in line with legal standards.
The EPC provides you with a simple score and label indicating your home's energy efficiency, while the EPB is a complete technical report that demonstrates the home meets all energy and indoor climate requirements.

Absolutely. We always build according to the strictest EPB standards. Depending on the project, we provide solar panels, underfloor heating, heat pumps, or a connection to the district heating network. Sufficient insulation based on the preliminary study, double glazing, and ventilation systems are standard.
Delivery & aftercare

During the provisional delivery, you conduct a walkthrough with the project manager in your new home and note any defects in an official report. You will also receive your keys at that time. You then have a one-year warranty period to discover and report any hidden defects. After that year, the final delivery takes place. For defects that compromise the stability of the building, you are protected for ten years.

Certainly. For investors, in collaboration with real estate partner FLUO, we even find the first tenant for free. The choice of tenant is entirely up to you. We also handle the property description, the rental contract, and the registration.
