Good news for those dreaming of an affordable home in Wallonia! Starting from January 1, 2025, buying a property in this region will become significantly cheaper. The registration duty rate – the tax you pay when purchasing a home – will dramatically decrease from 12.5% to just 3% for a sole and primary residence. This means you can save thousands of euros on the purchase of a new home from our selection in Wallonia.
What are registration duties?
Registration duties are a tax you pay when buying a house or apartment. This amount is calculated as a percentage of the purchase price and is paid upon signing the notarial deed. With the 3% reduction, Wallonia is making it much easier to buy a family home, especially for young families and first-time buyers in the housing market.
What is changing?
The new rate of 3% will apply from 2025 to anyone buying a family home in Wallonia who intends to live there. This lower rate can offer significant savings. Suppose you buy a home for €250,000 with a land value of €50,000. Under the old rate, you would pay €6,250 in registration duties. Starting this year, you will only pay €1,500, a savings of €4,750. To qualify for this reduction, you must meet several conditions:
- You must not fully own another house or building plot.
If you already own a home, you can still benefit from the 3% rate, provided you sell your current home within three years. - You must live in the home.
Within three years of purchase, you must establish your primary residence in the property. If it's a building plot or a house under construction, you are given five years. - Stay in the home for at least three years.
Your main residence must remain continuously in the home for at least three years.
